Summary:
This position is primarily responsible for the financial reporting and administrative activities in support of owned and leased properties of the Elliot Health System.Financial reporting tasks consist of the preparation, analysis and release of monthly financial statements for all real estate locations.Administrative activities include the coordination of real estate billing and accounts receivable, property expense tracking and accounts payable as well as necessary communications with landlords and tenants.Additional duties include the reporting of Elliot Hospital cash balances, the reconciliation of EPIC accounts receivable activity to the General Ledger and the recording of Elliot Hospital cash transactions and non-patient credit card transactions.

Responsibilities:

Create and maintain master portfolio of all real estate properties for reference purposes to include descriptive information, landlord and tenant information, rent, common area, condominium, real estate tax and tenant square footage information as well as key dates at a minimum.

Establish sets of triggers of various notices to landlords and tenants related to lease renewals and notices to vacate leased properties.

Develop a program to coordinate activities upon notice to vacate a property to include property walkthroughs, utility account transfers and the return of security deposits at a minimum.

Administer and monitor leased property information to ensure that rent, common area and condominium fees are paid accurately and all lease start-ups, amendments and expirations with appropriate individuals within Real Estate/Facilities, Accounts Payable and Financial Reporting.Ensures that all real estate related payments to external landlords, municipal authorities and other associations are timely and accurate.

Prepare monthly rent invoice and submit to each external tenant timely.

Review vendor invoices for proper GL coding prior to submission to Accounts Payable for payment.

Ensure that monthly postings of all EHS real estate revenues and assessments as well as tenant expenses are recorded accurately and timely according to existing square footage allocations and all policies and procedures.

Compile, validate and issue individual revenue and expense statements for each real estate property on a month and year to date basis.Analyze all significant actual to budget variances by account within each property.

Compile, validate and issue sets of corporate financial statements for three real estate entities.

Reconcile each balance sheet account for appropriate documentation for each account balance and submit for review by Manager, Financial Reporting.

Monitor all tenant receivables and perform necessary follow-up with external tenants on unpaid amounts.

Assist with preparation of annual budget for each real estate property.
ELLIOT HOSPITAL CASH, A/R AND GENERAL ACCOUNTING
Responsibilities:

Monitors cash flow and provides daily reporting of available cash balances for Elliot Hospital.

Assures that daily A/R interfaces from EPIC are journalized and posted to Lawson General Ledger.

Performs daily reconciliation of EPIC activity to Lawson General Ledger.

Performs daily recording of Elliot Hospital cash transactions including non-patient credit card transactions.

Acts as liaison with Cash Management regarding recording of daily EFTS s and patient credit card transactions.

Records and maintains detail schedules of various balance sheet accounts on a monthly basis - prepares reconciliation of GL balance with supporting documentation.

Responsible for preparation and input of recurring and standard journal entries for Elliot Hospital.

Responsible for preparation, analysis and release of monthly financial statements for all real estate companies.

Responsible for monitoring receivable balances from all outside parties/clients - services provided by Elliot Hospital and other companies to include rents, EPIC access fees, blood irradiation, corporate client fees, dietary functions, radiation therapy services, pharmaceutical purchases, necessary follow-up on overdue balances.

Participates fully in interim and year-end audit process - prepares audit schedules as assigned by Manager and interacts with auditors as necessary.

Assists other members of Elliot Health System in understanding financial policies and procedures needed to ensure timely account postings to various GL, AR and AP systems.
Education/Experience/Software:

Education:Bachelor s degree in accounting/finance major required.

Experience:

Required:Two plus years of practical accounting experience for multiple real estate properties in addition to two plus years of hands-on general ledger/financial reporting accounting experience.

Desired: Two plus years of practical accounting experience within a real estate or property management firm as well as practical experience within a multi-company environment.

Software/Hardware:Working knowledge of Microsoft Office required.Lawson business software aplus.
